How is your offer different from a real estate agent’s estimate?

An agent’s estimate is a listing price — a starting point that depends on showings, repairs, inspections, financing contingencies, and a 5–6% commission. Our offer is what you actually receive, with none of that. For sellers who want speed and certainty, our offer often nets more.

Do I have to pay anything?

What’s the difference between your cash offer and seller financing?

A cash offer is a single lump-sum payment at closing — fast, clean, and final. Seller financing means you act as the bank: you receive a down payment plus monthly payments over a fixed term (typically 10–30 years) at interest. The total price is usually 10–15% higher than the cash offer, and the property serves as collateral for the loan we owe you. Seller financing also lets you spread your capital gains over years (installment sale tax treatment) instead of taking the hit all at once. How does seller financing protect me if something goes wrong?

The note is secured by a recorded deed of trust (or mortgage) on the property. If we default on payments, you have the legal right to foreclose and take back the property.
